Inside the New Amenity Spaces at Lighthaus Liverpool

A look inside the amenity spaces we’ve completed at Lighthaus Liverpool for Starlight Investments—part of a wider 278-unit scheme we fully furnished and dressed—where functionality, comfort and contemporary design come together.

Following the furnishing of the first show apartments earlier in the year, we have now completed the full amenity spaces at Lighthaus Liverpool, working in partnership with Starlight Investments. Alongside the amenities, we also supplied furniture and the full dressing package across the 278-unit build-to-rent scheme, ensuring a consistent design language from individual homes through to the shared spaces.

Lighthaus, located on Liverpool’s Northern docks, is a new rental community bringing contemporary design to the city’s revitalised waterfront. The amenity spaces play a crucial role in shaping the resident experience—offering places to work, relax, meet and socialise. Our intention throughout was to create environments that feel purposeful and flexible, yet warm and homely, balancing practical requirements with a soft, cohesive aesthetic.

Ground floor: A warm welcome

The reception area sets the tone for the entire development. Light, open and inviting, the space is gently divided into distinct pockets using a combination of rugs, varied seating heights and subtle shifts in material.

Lower, more relaxed seating—such as the Salamanca sofa — creates a comfortable place for residents to pause, while the Charlotte armchair adds variety and definition. For more upright seating, we selected Princeton chairs paired with the New York dining table, offering practical spots for quick meetings or conversations.

Each zone works independently while remaining visually connected, ensuring the entrance feels both spacious and intuitive for daily use.

Residents lounge: Social, spacious and softly defined

On the eleventh floor, the residents lounge forms one of the development’s key social hubs. The open layout is softened with natural materials, earthy tones and carefully planned zoning that encourages a relaxed flow.

A kitchen area with a central island and Hauge footstools provides a natural gathering point. From here, the space transitions into multiple seating areas, each with its own character:

A pool table adds an element of fun and creates opportunities for social connection, ensuring the lounge feels lively while remaining warm and comfortable.

Private dining and co-working: Flexible, welcoming and adaptable

Also on the eleventh floor, the private dining room and co-working suite were designed with flexibility in mind. The co-working area features dedicated booths alongside Hamilton chairs, offering structure for focused work.

A softer seating area combines the Modena sofa, Bolzano armchairs and a Terracina coffee table, creating an inviting corner suitable for informal working, reading or downtime.

A sliding glass door links this space to the private dining kitchen—a standout feature with its striking red cabinetry and feature island paired with Hauge footstools. The dining area, furnished with Princeton dining chairs and the Augusta extendable table, benefits from warm, low lighting, making it ideal for resident events or evening gatherings.

Paola Marrocchi, Senior Director at Starlight Investments expressed “BoConcept Trade & Contract delivered a superb result, furnishing the apartments and fully dressing the amenity spaces to an exceptional standard. Their team combined great design sense with professionalism and attention to detail, creating spaces that feel cohesive, welcoming, and beautifully finished throughout.”

Throughout the amenity spaces, we focused on natural tones, soft textures and contemporary silhouettes to create a cohesive, lived-in feel. Each area was designed to adapt—supporting working, relaxing, socialising or simply passing through—while maintaining a welcoming atmosphere that reflects the identity of Lighthaus.

The result is a collection of spaces that feel intuitive, comfortable and ready to be enjoyed as part of everyday life at Lighthaus, complementing the wider 278 furnished homes delivered across the development.
